Observations

Vehicle link

Caibidil:
Ábhair:

I object to the proposed downgrading of the north–south vehicular link to pedestrian and cycle use only, and to the associated reclassification of the Link Streets as Local Streets.

The removal of this vehicular connection will inevitably increase pressure on the remaining road network. The Council's own modelling identifies rerouting through the Fonthill Road North/Seven Mills junction and associated congestion effects.

This is unacceptable for existing residents of Seven Mills, who will be required to accommodate additional traffic at a junction already serving a growing community, while simultaneously losing a planned vehicular connection through the SDZ.

I particularly object to this change being implemented on the basis of an assumption that residents will instead have access to adequate public transport. Public transport provision should be delivered before existing road and parking infrastructure is removed or restricted, not promised for some future date.

I therefore object to Amendments 3 and 4 and the associated changes in Amendments 2, 5 and 6.

Parking etc

Caibidil:
Ábhair:

I strongly object to any reduction or restriction of residential car parking that is based on assumed future public transport provision.

Seven Mills currently has no dedicated bus service serving the neighbourhood. While future improvements to the wider public transport network are planned, residents cannot be expected to surrender adequate parking now on the assumption that these services will eventually materialise.

This is particularly concerning given the importance of the DART+ South West project to the transport strategy for the area. The NTA's current information confirms that DART+ South West is a future project rather than an operational service available to residents today.

The principle should be straightforward: parking provision should reflect the transport options that residents actually have, not those they may have years into the future.

I therefore object to Amendments 8–11 insofar as they reduce, constrain or otherwise future-proof parking provision on the basis of public transport that is not yet operational.

Accessible parking must also remain protected and conveniently located for residents with mobility needs.

Residents should not be left with inadequate parking, nor should additional parking, EV charging or mobility-management costs arising from these amendments be transferred to individual residents or Owners' Management Companies.

Increased pressure on amenities

Caibidil:
Ábhair:

Moving residential units from one part of the SDZ to another cannot be considered in isolation. Additional homes mean additional demand for roads, parking, public transport, schools, amenities and other infrastructure.

This is particularly relevant to Seven Mills, where infrastructure and transport provision are already developing alongside a rapidly growing population.

I object to any increase in residential density or housing delivery in an area unless the associated transport, parking and infrastructure capacity is provided alongside it.
