While I support MA14.1 that any planning application on these lands adequately addresses vehicular access from the existing road network having regard to the need to protect the residential amenity of the adjoining area and safeguard the function of the national road network this needs to be stronger. 

Please include an SLO that this land cannot be accessed through Hermitage Gardens and Hermitage Park. Previous planning applications have been rejected and this has been one of the reasons listed in the reports.

Pressure on parking spaces within the existing Hermitage estate will be an issue, as current parking laws recommend less than 1 car space per unit.
